Our Process For Sellers

There are steps that may arise in the selling process. That is why it’s imperative to have a knowledgeable professional working for you.

Below are a few initial steps to help with the home Selling process.

 
 
 

Step 1: Choose a Listing Agent

A listing agent represents you and has a fiduciary responsibility to look out for your best interests. Meet with a few agents and then decide which agent you feel would best represent you in Selling your home.

Step 2: Comparative Market Analysis (Andersen Real Estate Does Complimentary CMA’s)

Your agent will put together a CMA report of recent homes sold, under contract or active that are similar to your home. A Seller’s greatest mistake is often overpricing their home.

Step 3: Get your home ready for sale

Prepare your home for sale by cleaning and decluttering it and improving curb appeal.  Make any necessary repairs and consider a pre-listing, seller’s inspection. Remember, you only get one chance and sometimes only three seconds or so to make a great first impression.

Step 4: Innovative Marketing

Identify the selling points of your home and choose the best advertising words to convey them. Your home should get in front of as many people as possible. Those that weren’t buyers could easily become buyers. The more interest the better. Check out a few of the marketing videos we’ve created for other properties.

Step 5: Show your home

When it’s time to list and show your home please be flexible. Your agent and you can set showing times if needed.

Step 6: Receive purchase offers and negotiate

If your home is priced right you may receive multiple offers. Don’t ignore any offers, even if it seems too low. Negotiate by making a counteroffer. Your agent will be a guide through the entire process.

Step 7: Open Escrow and order Title

Your agent or transaction coordinator will open escrow and order a title policy for you.

Step 8: Schedule an Appraisal

The Buyer’s lender will order an appraisal. Make sure the house is in pristine condition before the appraiser arrives.

Step 9: Home Inspection and Report

Have home repairs completed prior to the home inspector arriving. This will save time in the long run. Prepare to cooperate with any repairs after the inspection report comes in.

Step 10: Deliver Seller Disclosures

If you are aware of any other material facts or problems with the property, you must disclose them using a Seller’s Disclosure form. Your agent will have additional disclosures to go over and fill out as well.

Step 11: Negotiate Requests for Repair

You don’t have to accept a buyer’s request to make repairs, but be prepared if they decide to back out of the deal if both parties are unable to agree on terms.

Step 12: Ask Buyer(s) to Release Contingencies

Ask buyers to release contingencies once they’ve been resovled.

Step 13: Close Escrow

All paperwork and documents necessary to close should now be at title. Don’t forget your ID and form of payment if not included in the loan. This is the exciting part as we have made it through the selling process and your home has been successfully “sold”.
